Not Every Real Estate Opportunity Comes from Distress
Most of our case studies involve some form of distress — foreclosure, fire damage, estate complications. But this one is different. This is about a homeowner in Nassau County who had no problems at all. They simply had something they didn't realize was valuable: an oversized backyard.
Their kids had grown up and moved out. The big backyard they once needed for swing sets and barbecues was now just empty space they had to maintain. They wondered if there was a way to benefit from it. There was — and the result was a $650,000 new home sale generated from land they weren't using.
The Opportunity Most Homeowners Miss
Across Long Island, thousands of homeowners sit on double-sized or oversized lots. These properties were common in the post-war building boom of the 1950s and 60s when land was cheap and lots were generous. Today, many of these lots can be legally subdivided to create a new buildable parcel.
The problem is that most homeowners don't know this is possible. They've never thought about their backyard as a separate piece of real estate with its own value. And even those who suspect subdivision might be an option don't know how to navigate the planning board process.
How We Made It Easy
When the homeowner reached out to us, we evaluated their property and confirmed what we suspected: their lot was large enough to support a legal subdivision. Here's what made this deal special — we handled the entire process at no cost to the homeowner.
That's right. The homeowner didn't pay for surveys, engineering, planning board applications, or any of the subdivision costs. We connected them with a developer who covered all of those expenses, and the homeowner simply received payment for the newly created lot.
The process looked like this:
- Property evaluation: We assessed the lot dimensions, zoning requirements, and subdivision feasibility
- Developer connection: We brought in a qualified developer who would purchase the new lot and build on it
- Subdivision process: The developer funded and managed the planning board application, survey, and engineering work
- Lot sale: Once the subdivision was approved, the developer purchased the newly created parcel for $120,000
- New construction: The developer built a beautiful single-family home on the lot
- Home sale: Through our broker affiliation, we listed and sold the completed home for $650,000
The Numbers
- Lot Purchase Price: $120,000
- Process: Subdivision, custom design, new construction
- Final Sale Price: $650,000
- Total Value Created: $530,000
Everyone Won
This is the cleanest version of a win-win deal:
- The homeowner was paid for land they weren't using, with zero out-of-pocket costs and no disruption to their daily life
- The developer acquired a prime building lot in an established neighborhood and built a profitable new construction project
- The new home buyer got a brand-new, custom-built home in a neighborhood with mature trees, established neighbors, and good schools
No one was under pressure. No one was in distress. It was simply a matter of connecting the right people and managing the process professionally.
Do You Have an Oversized Lot?
If you're a homeowner on Long Island with a large property, here are the questions to consider:
- Is your lot larger than your neighbors' lots? If you have a double lot or significantly more land than surrounding properties, subdivision may be possible.
- What does your local zoning allow? Minimum lot sizes vary by municipality. Your town's zoning code determines whether your lot can be legally split.
- Would you keep the portion with your house? In most subdivisions, you retain your home and property — you're simply selling the excess land.
- Do you want to deal with the process yourself? The subdivision process involves surveys, engineering plans, planning board hearings, and municipal approvals. We handle all of it so you don't have to.
